A SITE of dilapidated garages has been transformed into the ‘One Hyde Park’ of new homes - with mansions worth a combined £120 million.

Hamilton Drive is a tree-lined avenue of ten Georgian-style homes where the cleaners and butlers are provided by Harrods.

It boasts a row of four and five bedroom homes with the largest property around eight times the size of a typical new build.

But just a few years ago the site, near Lord’s cricket ground in St John’s Wood, was made up of derelict corrugated iron-covered garages.

With the help of ADAM Architecture, interior designers Natalia Miyar Atelier and a Kew Gardens-trained horticulturalist, Dwyer Property has turned Hamilton Drive into “the most successful ultra-prime residential development to be launched this year”.

It has been dubbed the ‘One Hyde Park’ of new homes after the luxury Knightsbridge apartment block and estate agents Aston Chase, Knight Frank and Savills have already sold five of the houses off-market for a combined £65 million.

The remaining five homes are now being launched onto the open market, with the treasury set to net more than £13 MILLION in stamp duty from the sale of the ten properties.

Each house has grand entertaining rooms, ceiling heights of up to ten-feet and a five-storey helical staircase with roof skylight.

Thee houses have a 16 person dining room, large drawing room which spans the entire width of the front facade and a 44ft long garden.

On the top floor is the principal guest suite, with bedroom, walk-in dressing room and bathroom.

The lower ground floor had a private cinema and exercise/pilates room, while the basements have their own private gym.

The development is managed by Harrods which provides the concierge.

With five deals already done, Hamilton Drive is home to the largest number of £10 million-plus sales in London this year, according to research by Aston Chase.

The other addresses with multiple £10 million plus sales this year are nearby Hamilton Terrace, Chesham Place, Carlyle Square, Eaton Square, Grosvenor Square, Lancaster Gate, Charles Street, Victoria Road, Wilton Crescent and Redington Road.

Aston Chase found there have been £727 million worth of ultra-prime deals during 2017 for homes valued above £10 million.

Belgravia is the top area for super-prime sales - boasting £151 million of deals.
