An individual detached house situated on a wonderful plot, with outstanding views extending to the Exmoor National Park, yet sits within the centre of this favoured village.

Situation

Stogumber is one of West Somersets most popular villages, set well away from busy roads and surrounded by the magnificent countryside of the Quantock and Brendon Hills and is on the doorstep of the Exmoor National Park. Stogumber is a very active village and includes many clubs and associations, as well as having a post office/general store, public house, ancient village church and a primary school, which has very good Ofsted reports and is integral to the village. A wider range of facilities are available in Williton, which is 4 miles away and the County Town of Taunton, which is approximately 13 miles south east. Taunton has an extensive range of commercial, recreational and leisure facilities as well as access to the M5 motorway and a main line railway station with links to London and the rest of the country.

Description

The Old Rectory is an impressive house offering well-proportioned accommodation arranged over two floors. The house has been extensively refurbished by the present owners yet gives the opportunity for extension and remodelling subject to the necessary planning consents. The house occupies an attractive position within the village and stands within good sized gardens with plenty of parking. Built in the 1970s, the house has part stone and recently repainted rendered elevations under a pitched tiled roof, double glazed throughout and benefits from solar power. The property has extensive living accommodation, particularly on the ground floor, offering three reception rooms including a living room, dining room and TV/family room as well as a recently upgraded kitchen/breakfast room and separate utility. On the first floor, there are four bedrooms, three with built-in wardrobes and two recently fitted shower rooms. There is also ample storage with numerous cupboards on the landing. Externally the property benefits from a large parking area with single garage and a good sized garden to the rear. Planning permission has been granted for a substantial extension, details of which can be found on the West Somerset District Council website ref 3/31/16/009

Accommodation

A front door leads to an entrance porch with fitted cupboards and a door to the entrance hall cloakroom, with low level WC, wash basin and separate guests cloak cupboard. A further door leads to the TV/family room, which has dual aspect windows. The main entrance hall has a turning staircase with under stairs storage cupboard and TV/family room. The living room has exposed wooden flooring and dual aspect windows with double patio doors opening to the garden as well as a fireplace with stone chimney breast. The dining room has a single patio door from the entrance hallway, with exposed wooden flooring and single patio door leading into the garden. The kitchen/breakfast room is an L-shaped room, which has been fitted with a range of Shaker style wall and base units with integrated appliances and has dual aspect windows. A door leads into a utility room with sink and plumbing and space for a washing machine and an opening leads through to a side entrance with door to rear.

First Floor

On the first floor there is a galleried landing with a Velux window providing light. Three of the bedrooms have built in wardrobes and there is a storage cupboard plus an airing cupboard on the landing. There are two recently installed shower rooms, both of which are fitted with contemporary suites and have enclosed shower cubicles, heated towel rails and underfloor heating. There is also a separate WC with fitted cupboard space. All four bedrooms benefit from views to the garden and countryside.

Outside

The house is approached from the village road via a five bar gate, which opens onto a substantial parking and turning area. There is a single garage, which has been divided to provide a storage/workshop area and further utility space. From either side of the house, there is access to the rear garden, which has been split into two areas with an enclosed vegetable garden, which include a number of raised beds, a pond, greenhouse and attached to the house is a timber built potting shed.

Directions

From Taunton, take the A358 Minehead road and continue for approximately 10 miles, passing Crowcombe village on your right and then turn left signposted to Stogumber. Proceed past the cricket ground and continue down the hill into the village and turn right at the T-junction. Continue for approximately 200 metres where The Old Rectory can be found on the left hand side, identified by a Stags for sale board.
