Situation

Sunnyside Farm stands high on the brow of Willett Hill, found at the end of a long private gravelled driveway, with almost 180 degree views over the Vale of Taunton, adjoining forestry commission land, and backing onto Willett Tower an ancient folly. This part of Somerset is unspoilt, tranquil and one of the most beautiful parts of The West Country. Situated on the eastern slopes of The Brendon Hills, on the fringe of the West Somerset Vale and to the west of The Quantocks, it is only upon the approach to the property that you first realise the extreme beauty of its setting. Being totally private from any neighbour, Sunnyside Farm is approximately 11 miles from Taunton, County Town of Somerset, where good amenities are at hand, including an excellent shopping centre with many well-known high street stores and several well-respected schools. The Quantocks and Brendon Hills are renowned for their excellent walking and riding, with an extensive network of footpaths and bridleways. Sunnyside Farm is perfectly situated for those with an interest in country sports, the area is well-known for its packs of beagles, fox hounds and stag hounds, which hunt in the nearby countryside and there are many pheasant shoots close by. There are also many point to point meetings held in the area and racing can be enjoyed at Taunton.

Description

Sunnyside Farm comes to the market for the first time since its conversion by the current owners, who have cleverly designed, extended and created from a once derelict barn. The conversion has been beautifully finished, seamlessly combining traditional and contemporary elements, including two large extensions constructed of local Quantock stone, joining the barn together on the south side with a glazed atrium, taking full advantage of the wonderful views. The accommodation is arranged over three floors. A glazed front door and side panel provide access to the entrance hall, with a cloakroom and steps up to the main living room and steps down to the kitchen/breakfast room. The living room has a central turning staircase, providing access to the ground and first floor. There is a stone built chimney breast at one end, with an inset wood burning stove, heavy beamed ceilings and a glazed door providing access to the rear garden, opening out onto the patio. The kitchen is fitted with a range of modern shaker styles wall and base units, with integrated appliances, a central island unit, Range cooker, dual aspect windows and a door leading out onto the patio. There is also an opening from the kitchen, leading through to the glazed breakfast/dining room. This room links the utility and study, which enjoy lovely views to the south.

On the first floor the galleried landing leads to two good sized bedrooms, both of which have en-suite showers and vaulted ceilings with exposed A frames.

On the second floor there is the master bedroom, which again has a vaulted ceiling, exposed A frames and an en-suite dressing room. From the landing there is access to the fourth bedroom and the family bathroom, which is fitted with a contemporary suite and granite floor tiles, including a free standing double ended bath, a shower, WC and twin wash basins.

Outside

The farm is accessed from the main road up a long private gravelled track, which leads to the brow of the hill and onto the farm stead. There is a separate access lane to the yard and the track sweeps down past the property to the south side, where there is a large gravelled parking and turning area. Recently built is a triple open fronted barn and store, attractively designed in an oak framed style which has a pitched slate roof, built with block and has a timber clad exterior. The gardens surrounding the house include wide steps leading up to the side and to the front of the house. At the back is a deep paved patio with a deep paved terrace enclosed by natural stone walling. Steps lead up to the main area of garden, which is laid to lawn, with a vegetable garden and on the other side of the track is a planted orchard. At the front of the property there is a ha-ha, a garden laid to lawn with pathways and a deep paved terrace, which links the property together at the front. The yard has its own access with a gravelled track leading down to a concrete hardstanding with four barns, two large agricultural barns measuring 75 x 35 and two smaller barns, one of which has been converted into 6 stables, measuring 75 x 25. The yard has been cut into the hillside and offers excellent protection from the prevailing weather and has a gateway to the paddocks. The paddocks are divided into seven separate plots of pasture land and the whole extend to approximately 54.4 acres.
