Bedrooms: 2

A quietly tucked away two bedroom detached bungalow with ample parking, car port and beautiful private gardens adjoining farmland.

Situation

Brook Meadow comprises a two bedroom detached bungalow situated within the hamlet of Ford which comprises mainly individual and interesting period properties. The hamlet is approximately 1.5 mile distant from the thriving country town of Wiveliscombe which offers excellent amenities to include primary and secondary schools, convenient stores, a well known butcher together with bank, garage, inns, health centre, library, veterinary surgery, hairdresser and church. The countryside surrounding the property comprises a typical West Country rolling agricultural land but within easy driving distance of Exmoor National Park, the Brendon Hills and the Quantock Hills. It is an excellent area for those who enjoy the great outdoors as there are many footpaths and bridleways nearby. Taunton the County Town provides a comprehensive range of recreational, scholastic and shopping facilities together with a main line railway station and an M5 motorway interchange.

Description

Brook Meadow comprises a detached bungalow which we believe was built in 1972 and is of brick with rendered and colourwashed exterior elevations set beneath a tiled roof. In more recent years the property was extended and now provides a well proportioned bungalow benefiting from oil fired central heating and double glazing. The setting is truly wonderful with views over mature private gardens which are accessed over a bridge which passes over a meandering brook.

Accommodation

The property is approached through an entrance door via a storm porch leading to a spacious hallway. From here there is access to the sitting room with an open fire and sliding patio doors overlooking the front garden. A further access to the adjoining double glazed conservatory which lies to the west of the bungalow. Beyond the sitting room is a spacious L shaped kitchen/dining room with views to the south and west. There is a sink unit and various work surfaces with cupboards and drawers beneath and space for cooker. There are two generous bedrooms, both with fitted cupboards with views to the front and rear of the property. There is a good sized family bathroom with bath, WC and pedestal wash hand basin along with a separate cloakroom.

Outside

The property is approached over an initial shared driveway leading to a gravelled parking/turning area and access to a large car port to the east of the bungalow where there can also be found two useful storage cupboards. A pathway encircles the bungalow where there are attractive gardens and grounds together with cold water tap, garden shed and boiler cupboard housing the Worcester oil fired boiler which serves the domestic hot water and central heating. To the front of the property is an attractive patio beyond which are the beautiful gardens and grounds which are approached over a bridge crossing the small brook. These gardens have been beautifully landscaped with a wide range of mature shrubs, bushes and trees and adjoin open fields to the west.

Services

Mains water and electricity are connected. Shared private drainage. Oil fired central heating.

Viewing

Strictly by appointment with the vendor's selling agents, Messrs Stags, Wellington Office.

Directions

From Wellington head in a northerly direction passing through Milverton and on reaching the B3227 turn left signposted Wiveliscombe. On reaching Wiveliscombe continue straight across at the roundabout and shortly afterwards take the next turning right onto the B3188 towards Ford. Continue to the hamlet of Ford and continue passed Ford House on the right and the entrance drive to Brook Meadow will be seen a short distance along on the left hand side which is also the entrance to a property known as Hoyells. The property will then be seen at the far end of the driveway.
