A BUSINESSWOMAN is raffling off her £1 million cottage - and the lucky winner will have all fees and stamp duty paid for.

Tricia Hamilton, a milliner, is selling the tickets for £10 and will use the proceeds to reinvest in her business.

The mother-of-two has lived in the 19th Century cottage in Pill, North Somerset, for two decades but is moving to Surrey to live with her elderly mother.

Tricia said: “I’ve been lucky to have lived in such a beautiful house for over 20 years and now it’s time for someone else to enjoy it.

“It’s very unique, which works well for such an unconventional sale. I’d describe it as a Tardis as it’s much more spacious than it first appears.

“It’s also fairly cheap to run.

“I’ve only turned the water heating on seven times in a whole year.”

The house, named Roselands, is fitted with solar panels and also has a vegetable garden.

“Also, I rarely have to buy fruit or veg during the summer," Tricia added.

The four-bedroom home has 17 rooms across three floors, including three bathrooms, two living rooms and several outhouses.

It was built in 1829 and comes with half an acre of land - but despite being on the market for more than a year, Tricia has been unable to find the right buyer.

She says the house is worth more than £1 million due to the renovation work carried out, but she took more than £300,000 off the original asking price when it was on the market.

Tricia plans to use the proceeds of the competition to reinvest in her business, Tricia Designs.

She will also give a donation to charity.

The ticket price was originally £2 but she increased it to £10, and there are 150,000 being sold.

The competition opens on February 15, and each household in the UK can apply for one ticket for free.

Under the terms and conditions the winner will have all the fees and stamp duty paid for them.
