SITUATION

With uninterrupted views of Dartmoor, Brindiwell is situated amongst some of the prettiest countryside in this exceptionally attractive part of Devon. It lies between the two villages of Cheriton Fitzpaine and Cadeleigh, just to the west of the Exe Valley, and the well-known village of Bickleigh with its beautiful old bridge over the river. These villages provide local shops, churches and a good choice of pubs.

The market town of Tiverton, about 6 miles distant, is a busy local centre and has all the usual shopping, commercial and recreational facilities. Blundell's, a well renowned school, has discounts for local pupils. There is also a dual-carriageway link (A361) to the M5 at junction 27 and Tiverton Parkway mainline railway station with intercity service to London, Paddington, with fast trains taking approximately 2 hours.

Exeter is about 12 miles distant and as a county town, cathedral city and regional centre, has all the amenities and facilities expected, including one of England's finest Cathedrals, an internationally renowned University and a busy regional airport with national and international flights. At Bickleigh there is transport to Exeter School and Maynards School for girls.

DESCRIPTION

The position of the house is superb; being sheltered and south-facing with spectacular views over rolling countryside. It is set back from a quiet country lane at the end of a private drive with a parking and turning area.

It has a charming facade, rendered and colour washed with pretty timber casement windows. It is grade II listed with many splendid architectural features.

There is flexible accommodation with further potential if more rooms are required. The house can be used with a self-contained annexe or just as one family home.

ACCOMMODATION

The front door and entrance porch, with bench seats on either side, leads to a wide cross passage with flag flooring and very attractive plank and muntin screens to both sides.

The hub of the house is a large family kitchen, with space for a refectory style dining table and sitting area, french doors lead straight out to the terrace, where your eyes are instantly drawn to the spectacular views. There is an attractive kitchen with extensive range of units with granite work surface over. An AGA is set back into a large brick recess.

The sitting and drawing rooms are two classic reception spaces, both with very good ceiling heights, period fireplaces, and fine timberwork, including moulded beams and the reverse of the plank and muntin screens. Flag flooring continues from the cross passage to the drawing room.

On the ground floor the main rooms are supported by a useful laundry/utility room, pantry, shower and cloak room.

The first floor has five excellent bedrooms, all light and airy, with wonderful views. The master bedroom has an en-suite bathroom. There are two further bathrooms. Bedroom 5 and bathroom 3 can be contained to be part of the annexe.

ANNEXE/GAMES ROOM/OUTBUILDINGS

Approached by its own door and entrance hall. The self-contained annexe can be utilised as accommodation with the main house, if so wished. The kitchen (or reception room) has a large fireplace with former bread oven.

A spacious games room, boiler room, wood store and stables gives scope to develop this area further, if more accommodation was required, or perhaps, into more spacious separate accommodation. There are 5 stables.

GARDENS AND GROUNDS

Surrounding the house and buildings are attractive and well laid out gardens with various areas of lawns and borders including attractive plants and specimen trees. They also include a productive vegetable garden and greenhouse.
