SITUATION

The woodland lies in a quiet rural location in North Devon, approximately 4 miles north-east of Chulmleigh and 5 miles north-west of Witheridge. The market town of South Molton is 8 miles north and Tiverton is 15 miles to the east.

DESCRIPTION

The woodland is known as Triscombe Copse and totals approximately 3.88 acres (1.57 hectares) which forms part of a larger mixed deciduous wood. There are some exceptional mature oak and beech trees which create a very attractive setting, in additional to younger sweet chestnut, Scots Pine and birch trees throughout the wood.

The wood is mostly level or very gently sloping with a stream adjacent to the northern boundary and at ground level there are some hazel coppice, ferns, grasses and an abundance of bluebells during the spring months with open areas throughout.

ACCESS

A track provides access to the wood from the council highway. There is a right of way over this track at all times and for all purposes. A shared maintenance clause covers this right of access for all users.

RESTRICTIVE COVENANTS

The property shall not be used in such a way as to create a nuisance to the neighbouring owners. The owners of the property shall not:

- use the property for any sort of racing whether with motorcycles, cars or any other vehicles; or

- use the property as a commercial campsite; or

- unreasonably damage the access track; or park any motor vehicle, not erect any gate, fence, barrier or hedge, or otherwise obstruct to the access track; or

- dispose of part or parts of the property whether by sale, lease, gift, change: or

- erect any wind turbines, ground based photovoltaic equipment or anaerobic digestion plant.

The following uses are not permitted on the property: motorsports or the use or recreational motorised vehicles; clay pigeon target shooting nor any form of commercial shooting; amplified music; commercial operations except forestry; the use of chainsaws or other machinery on a Sunday.

DIRECTIONS

From South Molton take the B3137 south towards Witheridge. Continue on this road passing through the villages of Alswear and Meshaw and then at Gidley Cross take the right turning signed to Chulmleigh. At the next crossroads (Burrow Cross) go straight on, continue for about 1.50 miles and the entrance gate onto the track which leads to the woodland will be found on the right.

From here, continue on the forest track and pass through the first and second gates. After 110 metres pass through the next two gates (across a farm track). After 185 metres pass through the next gate and after 95 metres you will see a woods4sale sign on a gate. Continue from here on the forest track and after 630 metres you will find Triscombe Copse on the right.
