Development opportunity to create a unique 3/4 bedroom home just outside the town. 0.13 acre (0.05 ha)

Positioned along a quiet no through road within walking distance of the historic small town of Colyton this former South West Water Reservoir looks out over the Axe Valley.

Colyton has a rich historical heritage with many interesting buildings dating back as early as the 14th Century and which offers a surprising range of day to day amenities which includes shops, primary school, the renowned Colyton Grammar School, terminus for the Colyton/ Seaton tramway, post office, health centre, pubs, restaurants and beautiful parish church.

The coast at Lyme Regis with its famous Cobb and bay with other resorts at Seaton, Beer and Branscombe, are all within a short distance. There is a main line station on the London Waterloo line at Honiton and Axminster. Colyton lies in the heart of the East Devon Area of Outstanding Natural Beauty.

The Old Reservoir benefits from planning consent to convert into a family home with work having been substantially started including removal of the covering soil, concrete floor and openings through the thick concrete to form the windows and door ways.

The plans show a semi-open plan kitchen/dining room and sitting room with large glazed windows on the eastern elevation and a curved barrelled ceiling. The three bedrooms are lit from above or the western elevation, with provision of a study/4th bedroom, en suite family bathroom and a separate cloak room.

This site, which extends to approximately 0.13 acres (0.05 ha) is set elevated above the town of Colyton with direct access onto the public lane.

See illustrative plans for identification or for more information download the plans of the East Devon District Council Planning Website.

Planning permission was granted on the 2nd June 2014 (Ref 13/0505/FUL) subject to conditions and a section 106 agreement. Pre development conditions were discharged and substantial works begun, thus saving the planning consent.

The Section 106 agreement requires the payment of a contribution of £1,955.64, index linked with the Retail Prices Index to East Devon District Council prior to occupation.

Mains water and spring water on site. Electric connected. The plans show a private drainage system to be installed by the purchaser.

From the centre of Colyton head south and turn right into Hillhead. Continue up the hill and turn right into Barnards Field Road. In the dip turn left into Ridgeway Lane continuing straight where it says no through road. After about 200 meters the site is on your left.
