Feniton Mill is situated on the edge of the quiet hamlet of Fenny Bridges a short distance from Feniton Old Village, which has a Post Office/shop, pub, church, and village hall. In the newer part of Feniton village, about half a mile further to the west, there is a range of facilities including a small supermarket, hairdresser, well regarded primary school, and mainline rail station (on the London Waterloo line).

The A30 dual carriageway gives fast access to the town of Honiton, some 4 miles to the east, which has a twice weekly market, chain and independent shops and supermarkets as well as a sports centre.

Three miles to the south is Ottery St. Mary with a good range of amenities including sport centre, shops, and restaurants. Feniton Mill is catchment area of the renowned Kings School in Ottery St Mary.

Exeter is an easy commute to the west via the A30 and offers a wide range of cultural and educational facilities.

The south coast at Sidmouth is about 8 miles away.

Converted from a large mill in 2002, this substantial building has a wealth of charm and character set across three floors. The Virginia creeper clad exterior shelters a large farmhouse style kitchen/dining room, utility, central hallway and generous sitting room with wood burning stove on the ground floor.

On the first floor are four bedrooms and a family bathroom with shower.

On the second floor a spacious landing forms an upstairs reception room with double bedrooms on either side, the master with an en suite shower room. There is another family bathroom.

Wesley Chapel is Grade II listed built in 1850 of local flint stone and sympathetically converted alongside The Mill into a one bedroom annexe. Arranged to be semi open plan on the ground floor with a large reception room, kitchen area and shower room. A stair rises to a mezzanine floor area.

Used as a store and workshop this old unconverted barn has lots of openings with exposed timbers.

Approached over a sweeping long drive the house over looks an area of lawn to the front and rear. The drive continues around down to The Chapel, which has an additional access on to the road. The meadow is one large enclosure with post and rail fencing as well as frontage to the River Otter. Set to the north is a range of timber stables on a concrete and brick base, a lean-to off the rear provides additional hay storage.

On the East side of the River Otter is a further area of land, left as a wonderful natural habitat.

In all the grounds extend to approximately 7 acres

There is a mobile phone mast on the grounds providing a useful income, currently £3,500 per annum. This is alongside an Environment Agency monitoring station also providing an income.
