Unique second floor apartment with large garden, brick garage & workshop

Orchards Farm is located on the southern edge of the village of Buckerell, nestled amongst some of East Devon's most picturesque rolling countryside. Buckerell has a strong community with a pretty parish church and village hall situated approximately 2 miles away from the larger village of Feniton, which has a village shop, post office and main line rail link to Exeter central and London Waterloo.

About 3 miles to the east is the busy market town of Honiton which has an excellent range of shops and facilities. These include many independent retailers and eateries, as well as the usual multiples such as Smiths, Boots, Tesco, and sports and leisure facilities (sports centre/swimming pool) and schooling. It also has a main line rail link to London Waterloo.

The city of Exeter is to the west and has an excellent shopping centre, theatres, cinemas, sports and leisure facilities, main line rail link to London Paddington, M5 access and international airport. The World Heritage Jurassic Coast at Sidmouth, one of East Devon's most popular coastal resorts, is about 11 miles to the south.

Orchards Farm is an exclusive complex of individual barn conversions and select apartments on the edge this accessible East Devon village.

No. 4 is the second floor of the original Edwardian farmhouse which has largely vaulted ceilings, exposed timbers and a fireplace. Needless to say the views are fantastic across the roof tops of the nearby barn conversions and open farmland to the south and west.

Reached by its own dedicated stairway the accommodation includes a semi-open plan kitchen/dining room with a range of units, sink with drainer and an electric cooker. The good size bedroom has built in storage and a dormer window looking towards the south. On the western elevation the sitting room has an old fireplace with wood burner, dormer window to the views and a glazed door looking west providing access to a small balcony and a spiral staircase/fire escape. There is a shower room with a WC and wash basin.

As shown on the floor plan there is a brick built garage with timber double doors, opening to a workshop area which has a fitted workbench, extensive storage and a window overlooking the front

Beyond the garage is a dedicated gravel parking space.

North of the old farmhouse is a private garden area, extending the length of the farmhouse drive. The garden is landscaped, with a bog garden pond. Now to some extent overgrown by shrubs and trees the garden has a pleasing woodland feel.

The property is leasehold with a share of the freehold in common with the other owners of Orchard Farm. The property has the remaining lease of 91 years, it is understood there are plans to extend the lease terms for the farmhouse lease holders.

Maintenance/communal obligations are shared between everyone to reduce costs.

In 2014 the roof of the main house was completely re-slated, and the farmhouse chimneys re-pointed.

From Honiton proceed in a westerly direction turning left into Heathpark and following the signs to Buckerell and Weston. Carry on past the Otter Inn and take the first left. Proceed along this lane for approximately 1 mile and into the village. Pass the War Memorial on your left hand side. Take the next left past the church and follow the lane around to the right into Orchards Farm. The garage/workshop is the second on the right with the parking a little further on your right.
