Dunkeswell Abbey is a small hamlet, in a rural yet accessible location, within the Blackdown Hills, designated an Area of Outstanding Natural Beauty. The nearby village of Hemyock offers a range of facilities including health centre, church, garage, public house, sub post office, general stores and primary school, along with a selection of sporting facilities.

Wellington and Honiton are both within 7.5 miles and offer a good selection of shopping and leisure facilities. Wellington has easy access to the M5 motorway whilst Honiton has a train station on the Waterloo line. Nearby Taunton has a further range of facilities and a main line rail link to London Paddington. The south coast is also readily accessible.

This beautiful Grade II Listed former school house dates back to circa 1845 with stone elevations under a slate roof, whilst enjoying views over the gardens towards the Abbey ruins and surrounding countryside. The current owners have transformed the property and it now provides very spacious and useful accommodation including a superb vaulted kitchen family room, perfect for family life and entertaining. Much of the charm of the original building has been retained, along with new materials and modern attributes, including mullion windows, underfloor heating, roof lights, multi fuel stove and a combination of natural flooring, comprising original wooden floorboards, engineered oak, new and reclaimed flagstones, travertine and seagrass.

Accessed through a handsome entrance porch, the ground floor accommodation includes the former school room, which is now an exceptional family living area merging seamlessly into a kitchen with solid oak base units under a granite worktop and handmade Fired Earth tiled splash-back. The fantastic space benefits from a large gable end window flooding the space with light, whilst the Woodwarm multi fuel stove provides a cosy focal point.

From the snug are two mullion windows framing the views and, again, includes a multi fuel stove. There are two double bedrooms on the ground floor, one with an en suite, along with a family shower room. The utility room includes plumbing for laundry appliances, as well as space for coats.

On the first floor there are two double bedrooms both with views over the gardens, surrounding countryside and Abbey ruins. The first floor bedrooms are serviced by the family bathroom with semi vaulted ceiling, exposed beams and Albion Bath Company 'Tubby tub' bath.

Behind a low stone wall, accessed through a pedestrian gate, are the gardens which surround Old School House on two sides. The gardens are predominantly laid to lawn with gravel pathways, seating areas providing a fantastic space to enjoy the peaceful position and a babbling brook edges the perimeter with a garden shed/ summer house. To the rear is a parking space.

Mains electricity. Oil fired heating. Private water and drainage.

From Dunkeswell, before you reach the airfield, turn right on the bend signposted to Dunkeswell Abbey. Follow this lane for approx 2 miles and at Abbey Cross (a right turning off a left bend) turn right and after 75 yards turn left. Old School House is on the left by the phonebox.
