The hamlet of Marsh is within the Blackdown Hills, a designated Area of Outstanding Natural Beauty, and includes the highly popular Flintlock Inn. It is situated between the market towns of Honiton and Chard (9 and 5 miles respectively), which cater for day to day needs, including shops, schools and recreational facilities.

The nearby A303 offers fantastic communication links. There are regular rail services to London Waterloo from Honiton, whilst both Exeter and Taunton provide services to London Paddington. Exeter International Airport provides a number of domestic and international flights.

Stonecroft is a modern detached chalet bungalow of stone effect construction under a pitched slate roof. The property is offered for sale in fine decorative order throughout with double glazed windows and doors and oil fired central heating.

As shown on the floorplan, the accommodation is generously proportioned throughout and offers flexible family living. The good sized reception hall features a circular staircase, along with doors leading to the ground floor accommodation, including a large sitting room overlooking the front garden and rural views beyond, separate dining room, modern fitted kitchen/breakfast room, study/bedroom 4 and a modern ground floor bathroom/wet room. To the first floor is a large landing with airing cupboard, three double bedrooms and a family bathroom. Adjoining the principal bedroom is a further bedroom, although this could easily be used as a dressing room. There is plenty of storage in the eaves along the front elevation.

Approached from the road is a gravelled driveway which provides parking for several cars and in turn leads to the garage. Lying adjacent to the driveway is a level lawn bounded by panel fencing and mature boundary hedges. There is access around both sides of the property, which lead to the private rear gardens.

A paved patio bounded by a stone wall extends the full width of the property, accessed from the kitchen and utility, with steps up to further terraced patio. The gardens extend beyond the patio with expanse of lawns surrounded by well stocked shrub beds and enclosed by timber panel fencing and mature hedges. On the south eastern side of the garden is a greenhouse and vegetable beds, whilst to the south western side is a timber shed and a bank returning to the patio.

Mains water and electricity. Private drainage. Oil fired central heating.

From Honiton proceed on the A30 in a north easterly direction out of the town. Keep on this road which becomes the A303 and, after about 9 mile, take a left turn signposted Marsh and Howley. Proceed into the village of Marsh and Stonecroft will be found on the left hand side.

From the East proceed along the A303 in a Westerly direction. About 2 miles after passing the La-Campagna/Eagle Tavern, take the left off-slip (just before a dual carriageway) signed Marsh and Howley. Turn right under the A303 and follow the road into the village. Stonecroft will be found on the right after 200 yards.
