Architects' Comment

The project at Fitzroy Barton involved the conversion of four redundant agricultural buildings to form a new dwelling. The existing barns have undergone successive demolitions, reconfigurations and partial reconstructions over the past 150 years.

New interventions link the existing barns allowing them to serve a new domestic function and strengthening the ensemble of buildings around a semi-enclosed courtyard. The design draws on the contrasting volumes of the existing buildings to establish dramatically different scales of domestic space. Transitions between these spaces and routes through the house are articulated by framing proximate views of the surrounding fields and distant views of the Quantock Hills.

The Property

The property is set along a small quiet lane with a stone walled splayed entrance with electronically operated entrance gates opening into the gravelled courtyard. A unique architecturally sculpted bronze patina door with brass handle creates an impressive entrance into the well-arranged accommodation. The reception area with porcelain tiled flooring opens out to the highly sophisticated Häcker kitchen with a substantial island with neolith work surface with inset Bora induction hob, extractor and Teppanyaki cooking plate. A range of Siemens studio line appliances include integrated steam oven, conventional oven with warming drawers and coffee making machine. The appliances are Wi-Fi enabled. There is a full height fridge and freezer and dishwasher set below the work surfaces together with integrated recycling centre. The impressive cantilever corner of the kitchen with sliding glazed doors that slide into hidden pockets with a seamless threshold creates one of the most notable features of the property and opens out onto a terrace enjoying spectacular views up to the Quantock Hills. The sitting area flows into further reception space, at present furnished with large dining table. High glass panels affording double aspect light and flow into the sitting area with a Scandinavian Rias soap stone wood burning stove and Italian media furniture. A micro cement finished floating steel staircase leads up to the first floor galleried landing with walnut flooring and leads to the principal bedroom suite with French doors with Juliette balcony. The bedroom has a vaulted ceiling and leads through to a sitting room with well-fitted dressing room, a bathroom, beautifully fitted with Lusso stone bath and walk-in rain shower, double sink with mirror over and towel shelves below. Off the reception hall is a utility room with well fitted cabinets and work surfaces, leads to a wet room inclusive of shower, WC and hand basin. A cloister hall with linen cupboard and a plant room houses the Ground source heat pump inclusive of Passive Cooling and Solar inverter. Three en suite bedrooms are found along the hall, all have vaulted ceilings and French doors out into the gardens.

From the gravelled courtyard a zinc cladded lobby leads into the studio providing excellent light north facing space for the home office, gym, or additional reception room to the annexe, and has an en suite shower room. A further door leads from the lobby into the guest annexe having a beautifully fitted kitchen area with polished concrete floor, bi-fold doors out into the garden and a cantilever staircase with Idigbo wooden open treads leading up to an en suite bedroom.
