Woodhouse Farm, South Molton

Guide price

  • Bedrooms: 4
An attractive stone tithe barn in a rural setting with approval for conversion to a dwelling. Plans indicate entrance lobby, open plan kitchen/living/dining room and four bedrooms. Parking and garden area. Further land with potential for large garden (stp). Total approaching 0.50 acres.

The barn forms part of a traditional farmstead located at the end of a private lane within an organic farm just over two miles from the popular market town of South Molton. The town has a good range of shopping, social and banking facilities and amenities including schooling to secondary level. Dating from Saxon times, it has some fine buildings, interesting shops, a museum, stock market on Thursdays and a popular pannier market on Thursdays and Saturdays.

The A361 North Devon Link Road bypasses South Molton and provides access to the regional centre of Barnstaple to the west and to Tiverton and the M5 (Junction 27) to the east. There is a main line railway station at Tiverton Parkway on the London Paddington line.

The Tithe Barn provides an exciting opportunity to create an individual rural home set in about half an acre of grounds.

The current approved application provides for an entrance lobby, large open plan kitchen/living/dining room and 2 en-suite bedrooms.

A revised planning application is due to be submitted in June 2020 to allow for a 4 bedroom conversion. The draft plans indicate a revised layout to include an open plan kitchen/dining room, utility, hall, living room, 4 bedrooms (2 with en-suites) and family bathroom. Plans for the revised application are available from the selling agents.

As part of the change of use, provision has been made for two car parking spaces and a private amenity area adjoining the barn. To the north of the barn the present owner has recently undertaken extensive landscaping to provide tiered areas which have the potential for creating a large garden, subject to obtaining the necessary consents. From this area above the barn are outstanding views across the valley.

Planning Permission

Prior approval was granted on 26th June 2019 for CHANGE OF USE FROM AGRICULTURAL BUILDING (BARN A) TO ONE DWELLING (CLASS Q (A)(B)). Application Reference; 66728. As noted above a revised planning application is due to be submitted in June 2020 to allow for a 4 bedroom conversion.
