THE Crown Estate is selling off a huge swathe of land at a total asking price of £31,250,000.

The 3,476-acre plot stretching from the boundary of Taunton Racecourse through to Orchard Portman is being marketed as a whole and in nine lots starting at £1.5 million.

Key features include:

  • 2,637 acres with four equipped holdings with vacant possession;
  • 839 acres with four equipped holdings let on farm tenancies;
  • 11 homes;
  • commercial units and polo club let on commercial leases;
  • a range of development opportunities (subject to planning);
  • 62.12 acres of mixed woodland.

A spokesman for selling agents Savills said: "This is a significant mixed rural portfolio including equipped farms, residential dwellings, commercial units, development opportunities and productive accommodation land.

"The Taunton Estate is an exceptional agricultural estate to come to the market and presents a rare opportunity to purchase an estate of this scale and quality with good access in Somerset."

Malcolm Burns, head of rural at The Crown Estate, said much of the land is in vacant possession, but that where let tenants' rights will be unaffected, while some customers are being offered the chance to buy their farms.

Mr Burns added: "We are bringing forward sales of our rural holdings in Taunton, and, where feasible, are progressing conversations with a number of customers to offer them the opportunity to purchase their farms.

"We will also be bringing forward a substantial area of the South Estate for open market sale, where we have been in touch with our customers to reassure them that their rights will remain unaffected.
