A DEVELOPER'S proposals to build a nine-home estate on the outskirts of Wellington have been refused by planners.

Somerset West and Taunton Council turned down the application from Marshwood Homes for the site on land east of Bagley Road, in Rockwell Green.

In making the decision, councillors agreed that the home would adversely impact on the Somerset Levels and Moors "by adding to the concentration of phosphates in the area where they are already excessive".

They also ruled that residents would be exposed to "unacceptable risk from noise pollution" from the adjoining Ryelands Business Park, where "operational requirements" there would be compromised.

The developer was also told it had supplied insufficient information demonstrating how highways standards could be met.

Marshwood Homes, which planned to retained some of the properties to rent out, had planned to build six three-bedroom semi-detached houses and three two-bedroomed in a terrace.

The 0.27-hectare site, which features commercial units on two sides, is currently scrubland, but used to be Lincot Nurseries Garden Centre.

Wellington Town Council had opposed the homes, saying the land should remain allocated for business and employment, while criticising the "the contrived form of development of poor quality".
