A PLOT of land in a village near Bridgwater which has permission to build 120 homes is being marketed.

Development land and planning specialists Greenslade Taylor Hunt are the sole selling agents for the parcel of residential land beside the M5 motorway at Puriton.

The site is close to the proposed Gravity smart campus on the former Royal Ordnance factory. When complete Gravity will create up to 7,500 jobs and contribute millions to the local economy. It will also benefit from on site rail services.

The land on the market with Greenslade Taylor Hunt is strategically placed between the built up area of Puriton and the Gravity site.

An outline planning application for up to 120 homes on the land off Woolavington Road was submitted to Sedgemoor District Council in 2020.

The council has approved the proposal subject to the completion of a Section 106 agreement of contributions.

The proposal is for 70 per cent of the homes to be open market with the remainder to be affordable.

The majority of the affordable properties – 85 per cent - will be for rent and the rest will be available to buy at a discount to market value.

The site will include public open space, structural planting and landscaping together with surface water mitigation and attenuation.

It extends to 18.24 acres (7.38 hectares). Most of the land, 12.87 acres (5.21 hectares) will be used for the development and the rest 5.36 acres (2.17 hectares) will provide ecological mitigation land.

Viewings are strictly by appointment through the agents.

Offers on an unconditional or conditional basis must be received by 12 noon on Friday, December 17.
