THE lease of the recently closed Coal Orchard pub and restaurant off Taunton town centre is being advertised for sale at £50,000.

The premises in Bridge Street were recently disposed of by Wetherspoon off an asking price of £450,000.

The new owner would be able to run a free-of-tie pub on the ground and first floors. The top top two floors of the building are rented out to Activate gym.

The new tenant would be expected to pay an annual rent of £70,000.

A brochure compiled by Weston-super-Mare-based marketing agents Sprosen says recent annual takings at the Coal Orchard reached £1.8million.

It says the pub can seat around 180 people on the ground floor, while there is also a beer garden with a capacity to hold 50 customers.

A fully fitted commercial kitchen features on the first floor along with customer toilets and ancillary space.

The property benefits from a premises licence that allows the sale of alcohol till midnight from Sunday to Thursday and until 1am on Friday and Saturday.

The Coal Orchard closed on Sunday, October 2, and the four-storey building was subsequently bought by Southampton-based Clarkan Trading Ltd.
