TWO sites of land in South Somerset that have been deemed suitable for housing are being marketed by development land specialists Greenslade Taylor Hunt.
The firm is marketing one site in Queen Camel, which could accommodate up to 31 homes, and one in Wiltown, Curry Rivel, with potential for seven properties.
Mark Chugg, a partner at GTH, said: "There is a window of opportunity to promote both sites through the emerging Somerset Local Plan, which will be produced by Somerset Council."
There is an opportunity for immediate planning applications to be prepared and submitted as the council has a shortfall in its five-year housing land supply.
Councils must demonstrate a deliverable five-year housing supply, otherwise they must grant planning applications that they might previously have turned down.
The area of the former South Somerset District Council, where both sites are located, falls short by around three years.
A pre-application enquiry to Somerset Council in February 2024 confirmed that the Queen Camel site is within a sustainable location and is acceptable in principle, subject to further access, layout, scale, and design work.
A similarly positive response was received for the Wiltown site.
The land off West Camel Road, Queen Camel, is on the market at offers in the region of £150,000, while the land at Wiltown, Curry Rivel, is guided at offers in the region of £100,000.
Both sites are offered on an unconditional basis.
The deadline for the submission of offers is 12 noon on Friday, September 20, 2024.
