PLANS for a block of 36 two-bedroom flats in a Wellington street are set to win approval from planners on Wednesday.

The two- and three-storey development in Holyoake Street would include 16 sheltered accommodation units and 20 affordable homes as well as 38 parking spaces.

The scheme, at the junction with Seymour Street, would involve the demolition of 11 existing sheltered housing bungalows.

It is supported in principle by Wellington Town Council, although a report to Taunton Deane Council's planning committee outlines a list of objections received in nine letters.

Opponents claim the road is a dangerous rat run, with cars parked on both sides; children will be at risk as they have to play on the street; and the development is out of character with the rest of the houses.

But officers recommended approving the scheme, which has been put forward by Charter (SW) Magna Housing Group.

An officer’s report said: “It is considered that the proposed development is acceptably designed and will sit comfortably in its context.

“There will be no adverse impact upon the local highway network and the level of parking provision is acceptable.

“The development will not have an unreasonable impact on existing neighbouring property and there is adequate external amenity space, including nearby public children’s play facilities.”

The developer would have to pay more than £1,000 per home towards the provision of facilities for outdoor recreation and children’s play provision under a ‘planning gain’ agreement.
